Reservations/Cancellations

Reservations may be made by calling us, 9:00am - 8:00pm MST, at our toll-free number, 866-875-2592 (or 575-336-4500 when in the Ruidoso area.)  Reservation confirmations are mailed when we receive a deposit of 50% of the cost of your stay.  Your stay is guaranteed immediately with a Visa or MasterCard.  If you choose to pay by check, your confirmation will be mailed when we receive the check.  We will hold your reservation for 7 days awaiting your check.  After 7 days and the check has not been received, the room will be released for booking.  The balance of your stay is due upon arrival. 

Please present your confirmation notice upon check-in.

In the event of a cancellation, your deposit will be refunded with 14 days advance notice (30 days for holiday periods and special events.)  50% of your deposit will be refunded should cancellation occur between 7-14 days of your confirmed check-in.  If cancellation occurs 6 days or less before your confirmed check-in date, no deposits will be refunded.  If we are able to book your room, your deposit will be refunded.  Deposits not refunded can be applied to a different set of dates within one year of your cancelled reservation if you need to cancel with short notice.  We want you to enjoy our home at your best time!

During holiday periods, a longer minimum stay may be required.  Discounts not applicable during holiday periods.

No show and early check out policy:  Guests checking out before their scheduled departure will not receive any refund.  Guests who do not show up will be charged for their full stay.

Check-In:  The earliest that guests may check in is 4:00pm Mountain Time.  Special arrangements can be made in advance for those arriving later than 7:00pm. 

Check-Out:  11:00am.

Special Dietary Needs

Please let us know, before arrival, of any food allergies or special dietary needs so that we can make your stay even better.

Closure Dates

We will be closed April 1 - 30, 2008 and September 2 - 30, 2008.

 (We will, however, periodically check our phone for messages during these times in order to book reservations for your future stay.  In addition, we will respond to any inquiries via email.)

No Smoking

This is a clean air property inside and out.  Absolutely no smoking either on the grounds or inside our house.

No pets allowed

We have a Labrador retriever on site as our greeter.  Ask us about nearby kennels for your pet.

Children Policy

Scarborough House is a luxury bed and breakfast having four rooms designed for single adults or couples only.   Scarborough House accepts children age 16 or more if staying in the same room with a parent.  However, there is only one bed in each room and rooms are limited to 2 guests per room.

Damaged and/or missing items

Such items will be charged to credit card.  Please be sure that towels, robes, and other items that make our home special are not accidentally taken.  Slippers are complimentary to help you remember your stay with us.
